A 44-year company, three generations deep.

For most of its life, Union Corner did what good regional GCs do: built solid commercial work across SW Washington, paid its subs on time, and earned a reputation it didn't have to advertise. That reputation — and the sub relationships behind it — is the foundation everything here is built on.

Jeff, Ryan, and Marc Simonson lead the company today, bringing careers in commercial construction to a reputation four decades in the making. Their focus isn't changing what made Union Corner work — it's carrying the best of it forward, and modernizing the paper-and-spreadsheets backend that holds most GCs this size back.

So the relationships with subs the previous owner built are the same. The on-time-payment ethic is the same. What's new is the operations layer underneath — proprietary bidding software, an AI-first workflow, and a discipline about full-scope pricing that shows up in every proposal we send.

Construction runs three generations deep in this family. It's why the principals speak the language of the trades without performing it — they've worked them.

First generation

A framing and drywall sub

It started in the trades — the Simonson father running framing and drywall as a subcontractor. The values that show up in how we treat subs today were learned from the other side of that relationship.

Second generation

Their own businesses

The next generation built on it — Jeff starting his own construction business, the brothers eventually buying their father's company. Decades of running jobs, managing trades, and answering for the result.

Loyal to our subs

A long-standing, stable sub list is an asset you can't buy in a hurry. We protect those relationships because reliable subs are what keep an owner's schedule intact.

Paid on time

The previous owner's strongest practice, and one we kept without a second thought. Subs who get paid on time are subs who show up — and stay engaged across the whole project.

We don't shop prices

We don't take a sub's number and beat them up with it. It's in our proposal package in writing — the same ethic, now stated out loud.
